What goes into pricing a home in Northern Utah?

    for sale by ownerRecently we posted a blog about selling a home yourself, a “For Sale By Owner” (FSBO – pronounced “fizzbo”). Well, we were thinking a bit about more and came up with some other reasons it may be easier to hire a professional to sell your Northern Utah home.

    It is imperative you price your home right.

    Pricing it right does not rely on:

    • How much you paid for it.
    • How many updates and the cost of updates you put in the home.
    • How much your uncle says it is worth.
    • How much is left on your loan.
    • How much your home is assessed through the County Assessor’s office.
    • How much you need to put down on your next home.
    • How much your home meant to you and all the memories.
    • Or how much your co-worker says it’s worth.

    How does a professional price a home, then? It takes years of experience, access to sold records through the multiple listing service and county assessor and knowledge of the local real estate market. As professionals, it takes a third party who isn’t personally connected to the home to make sure it’s priced right.

    Additionally, third party sites like Zillow or Trulia are not good sources to price your home. Many – many – times these sites have incorrect figures and statistics.

    If your home is initially listed overpriced, buyers may not look at it much less submit an offer; other agents may use it to compare your over-priced home to other homes on the market which are lower in price – selling those other homes first.
