It’s fall in Utah, and that can mean only one thing. It’s cold! For this reason, it’s very important that you make sure that your home is ready for these colder temperatures that are on the way. This is especially true if you have a second home in Utah because you don’t want your house to experience problems while you’re away.
Here are some things to make sure that you check before you leave your home vacant for any length of time during these colder temperatures:
Is the thermostat working? Make sure that your thermostat is turned up to 60° and that the batteries have been replaced. You don’t want the thermostat to stop working while you’re away, thus allowing your home to get way too cold. This can cause all kinds of problems including frozen pipes.
Have you had your furnace serviced? You definitely want to have your furnace serviced before you go out of town. This ensures that it will keep working while you’re away. You also want to make sure that your furnace is in safe working order so that there is no threat of it catching fire when you aren’t living in the home full-time.
Have you turned off the water and had the pipes flushed? This is very important because you don’t want water to freeze in your pipes and cause a flood or other damage. You can easily get your home winterized for around $100. The company will come out to flush all water in the home so that you don’t have to worry about this issue.
Have you secured the property? Make sure to walk around the home to see what areas need to be secured. For instance, deck doors are often one place where intruders can get into a home easily. Make sure that you secure the home in such a way as to prevent anyone from being able to enter easily while you’re away. Look for other things that would let someone know that you are not living in the home on a full-time basis. For instance, make sure to stop your mail and newspaper delivery service so that things don’t pile up alerting potential burglars to your absence.
If you have hired a property management or property maintenance firm, they will likely do all of these things for you. If you are going to be away from your home for a significant time each year, they can be well worth the investment. If you don’t have a property management or property maintenance firm to suit your needs, I can give you a list of fantastic vendors that I know and trust.
Of course, you are always welcome to call me, and I will be glad to help you out with anything that I can. In fact, I will even let vendors into your home for you or arrange for that to happen if needed. Remember that I am here to help as your professional real estate consultant for life!
